Not everything I source completes.

Not every deal I source ends in a completion, and I'd rather say that here than let you find out later.

That's how buying works in England. Nothing is binding until exchange, so a seller can change their mind, a survey can turn something up, a chain can break, and the deal you thought you had is gone. Any sourcer who has done more than a handful of purchases has the same story. Most of them just don't put it on the website.

You're paying me mostly on completion for exactly this reason. Ten percent on instruction, forty at memorandum of sale, fifty when you have the keys. When a deal dies, it costs me more than it costs you.

A probate sale in poor condition. The family wanted it resolved rather than drawn out.
How I got it
A local agent brought it to me directly, because they knew I'd actually complete.
What slowed it down
The seller’s solicitors needed extra paperwork from family members, which is why it took two months rather than my usual pace.
Where it ended up
Resold, £20,000 net profit after all expenses.

What the four have in common

The discount comes from the seller’s situation, not from haggling.

A deadline

Beech Grove sold at £90,000 against a £125,000 original asking price because the seller had to complete before a tax deadline. Speed was worth more to them than the last £19,500.

A house that was costing money

Ashley Terrace was empty and still running up a mortgage, council tax and bills. Every month of waiting made a higher price worth less to the seller than a certain one now.

A relationship with the agent

Long Lane never had to be won in open competition. The agent brought the probate sale to me because they knew I'd complete. That's what being on the ground in one patch buys you.

None of these were bought by offering low on everything and hoping. All four were cash purchases, which is the other half of it: I only take you to a seller when you can actually do what I say you can do.

How many properties have you completed?

I've sourced 16 properties at 10 to 20% below market value. Four are published on this page in full with the numbers, and more are shown as photographs further down.

Do all your deals complete?

No. In England a sale can collapse at any point before exchange, so some of what I source never gets to completion. I say so because a sourcer who claims a perfect record is either new or not telling you everything.

What is the biggest discount you have achieved?

28% below the original asking price, at 23 Beech Grove in Carlton in Lindrick. It was first listed at £125,000, reduced to £109,500, and my client paid £90,000.
